Most houses experience minor settlement within the first 1 to 5 years after being built [2]. In the first case, the soil is still finding its equilibrium under the load. In the second, the load hasn't changed in decades, so something in the ground has.

Differential vs uniform movement: the test that matters more than any single crack

Here's the self-check. It takes about twenty minutes and costs nothing.

Step one: test the crack, don't just look at it. Mark both ends of the crack with a pencil line and write today's date next to it. Measure the width at the widest point with a ruler or a crack gauge. Then leave it alone for six to eight weeks and measure again. A stable crack that hasn't lengthened or widened is telling you the movement that caused it has already happened. A crack that has grown is telling you the movement is active.

Step two: check whether the crack is tapered or parallel. Uniform movement tends to produce cracks of relatively even width. Differential movement produces cracks that are wider at one end than the other, because the wall is rotating, not just separating.
