South Austin Is Two Different Places Geologically
The most useful thing to understand about South Austin foundations is that the area straddles a boundary. Neighborhoods toward the west sit nearer Edwards limestone with comparatively shallow soil. The 78745 and 78748 areas sit on deeper clay.
Two houses a few miles apart can therefore need genuinely different repairs. One may reach competent bearing at eight feet; the other may need piers driven considerably deeper to get past the reactive zone. Regrading, a French drain, or corrected downspout runs need to be part of the scope — and this is the line item most often missing from an initial quote.
Flood History and What It Does Underground
Parts of South Austin near Onion Creek have documented flood history, and it matters for two reasons that are often confused.
The first is cycling. Repeated saturation followed by drying is harder on a foundation than either state alone, because each cycle is a full expansion and contraction of the clay. Areas that have flooded repeatedly have been through more of those cycles than the calendar alone would suggest.
